Development opportunity in Augusta Heights

A residential development site with approval for more than 60 dwellings in the acclaimed master planned city of Greater Springfield west of Brisbane is for sale through Ray White Special Projects Queensland.
The property on the corner of Augusta Parkway and Leon Capra Drive, Augustine Heights, is being marketed in a tender campaign by Ray White Special Projects Queensland Directors Mark Creevey and Tony Williams.
Mr Creevey said the site was on a land area of approximately 3.772ha and there was a development permit for 66 detached houses and one dual occupancy dwelling.
"This is a cleared level site within what has been recognised by the main global property industry leader as the world's best master planned community," he said.
"The site is located near some of Australia's largest developers and ready for commencement.
"There is an opportunity to deliver an affordable product into a substantial growth corridor."
Last year, the $15 billion Greater Springfield project won the master planned category at the World Congress of the International Real Estate Federation and was also recognised as the nation's best by the Property Council of Australia.
The Greater Springfield project began 19 years ago and has transformed into a self-sufficient community with a population of more than 22,000 with a catchment population of more than 500,000 within a 22 minute drive.
Mr Williams said Greater Springfield had experienced tremendous growth with three families a day moving to the city, while continuing developments were boosting the working population.
"It is recognised as the fastest growing region in Australia and will continue to be so for the next 20 years," he said.
"A rail line incorporating two rail stations linking Springfield CBD to the Brisbane CBD is due to be completed in 2013, while the new Brookwater Village anchored by Woolworths and Mater Health Services is due to open next year."
Mr Williams said the area was also in close proximity to child care services, primary and secondary schools and universities and the recently opened 24ha Robelle Domain Springfield Central Parklands.
"It's also adjacent to the Greg Norman-designed Brookwater Golf and Country Club, which has been rated the number one course in Queensland," he said.
