A report on medical developments across South-East Queensland has found a Greater Springfield building as a stand-out investment opportunity. The RPS report found the Greater Springfield Specialist Suites located within Greater Springfield’s Health City precinct offered the most cost-effective, long-term benefits compared to other sites, including inner-Brisbane properties. The Specialist Suites is the emerging city’s newest building and is located across the road gfrom Mater Private Hospital Springfield. It is also opposite the region’s largest, most exciting new sporting mecca, the $67 million Springfield Central Sports Complex.

Westside ENT is an ear, nose, and throat specialist practice and is the latest Specialist Suites tenant. Westside ENT surgeon and co-owner Dr Craig Bond said the move to the Specialist Suites was a good opportunity to be based in a prime medical hub in a high-growth area.

“We wanted to extend our services to Greater Springfield as we currently see a lot of patients from the area and wanted to provide a service closer to home for the local population,” Dr Bond said.

“We also operate at the Mater Private Hospital Springfield, so it is very convenient for us to have a medical suite at the GSSS.”

“There is already a big demand for ENT services in Greater Springfield and we are conscious of the rapid population growth predicted, so it was timely for us to have a direct presence in the area.

RPS Director for Strategy and Investment Mark Wallace said the Specialist Suites presented a standout choice in terms of overall better value for money for buyers and investors.

“Part of our review found the Greater Springfield Specialist Suites were not only less expensive, but the quality of the property was far superior compared to other inner-city locations which are commonly either B or C grade,” Mr Wallace said.

“The key benefits we found were that the Suites were less expensive per square meter and the quality of the product was higher.

“Because of that and the growth prospects of Greater Springfield as a whole, they presented a significant opportunity for capital growth for investments and owner-occupiers alike.”

The GSSS building offers high-end medical specialist and professional office space and is currently the only medical suites sales opportunity in Greater Springfield.

Commercial Development director Uma Ranchigoda said its strategic location within one of Queensland’s fastest-growing regions was a powerful driver behind medical professionals moving to the area.

“Most of the feedback I receive is that they love being so close to the hospital, as well as Aveo Retirement Living and Queensland X-Ray,” Mrs Ranchigoda said.

“The forecasted growth of Greater Springfield, as well as Health City’s planned approval for up 1200 hospital beds is very exciting and enticing.
